Frequently Asked Questions
What is land transfer tax in Canada?
Land transfer tax (LTT) is a one-time provincial (and sometimes municipal) tax paid by a home buyer when ownership of a property is transferred. Rates and brackets vary by province — Alberta and Saskatchewan have only minor registration fees, while Ontario, BC, and Toronto have multi-bracket percentage taxes that can total tens of thousands of dollars.
Do first-time home buyers pay land transfer tax?
First-time buyers in Ontario, BC, PEI, and Toronto receive partial or full LTT rebates. Ontario refunds up to $4,000 (covers homes up to ~$368K), BC offers a full exemption to $500K, and Toronto adds another $4,475 municipal rebate.
Is land transfer tax included in my mortgage?
No. LTT must be paid in cash on closing day along with legal fees and other closing costs — it cannot be added to your mortgage principal. Budget for LTT separately when calculating how much down payment cash you need.
