Mortgage renewal checklist
- Find your renewal date and current rate on your statement
- Note your remaining balance and amortization
- Check your credit score (free with most banks)
- Get at least 3 quotes: your lender, a broker and one other lender
- Ask about prepayment privileges and penalties
- Decide fixed vs variable and term length
- Switching lenders? Start 120 days before renewal
- Sign before the renewal date so you don't roll into a posted rate

Debt payoff checklist
- List every debt: balance, rate, minimum payment
- Pick a method: highest rate first (avalanche) or smallest balance first (snowball)
- Pay minimums on everything else
- Ask card issuers for a lower rate
- Compare a consolidation loan or balance transfer
- Set automatic payments
- Build a $1,000 starter emergency fund
- Review progress every month

- Government photo ID
- Two recent pay stubs
- Employment letter (title, salary, start date)
- Last two years' T4s or Notices of Assessment (self-employed: T1 Generals)
- 90 days of bank statements
- Statements for all debts
- Proof of down payment (mortgages)
