What These Rates Mean for You
- • Variable mortgages & HELOCs: Priced at prime ± a discount (e.g. prime − 0.50%). When the BoC moves the overnight rate, prime usually follows within days.
- • 5-year fixed mortgages: Priced at 5-year government bond yield + 150–200 bps. Shop for variable when bond yields are rising; lock in fixed when they're falling.
- • Personal & auto loans: Loosely tied to prime, but credit risk drives most of the rate. Improve your credit score by 50 points and you can save more than waiting for a BoC cut.
